Berkeley Tower Dubai A branded Grade-A office tower on Sheikh Zayed Road

“A name that shaped one skyline is about to shape yours.”

From the Devmark teaser

Devmark has announced an 87-floor, 372-metre commercial tower in Downtown Dubai, bringing a New York commercial real estate name to the city for the first time. Floors can be taken whole or split into as many as eight offices, and five floors are reserved for amenities. Prices and the launch date are still to be confirmed, so the best position today is on the interest list.

01 · The legacy

From New York to Sheikh Zayed Road

Devmark describes the project as “a world-renowned commercial real estate legacy, coming to Dubai for the first time.” The partner’s name is being held back until launch, so the working name Berkeley Tower is used here. What has been made public is enough to understand the scale: a Grade-A commercial tower of 87 floors, rising 372 metres above Sheikh Zayed Road in Downtown Dubai.

New York’s office towers set the standard for what a corporate address can say about a company: a recognisable lobby, a well-run building and a name that clients already know. The idea behind this tower is to bring that kind of brand-led workplace to the Gulf. For occupiers, that means an address that carries weight with visitors. For investors, it means owning space in a building where the brand is part of the value.

We will only call the building by its real name once the developer publishes it. Until then, every detail on this page comes from the official teaser, and anything the teaser does not cover is marked TBC.

  1. “A name that shaped one skyline is about to shape yours.”

The tower borrows its identity from a commercial real estate name already linked with a famous skyline. Devmark has said that skyline belongs to New York.

  2. “A branded commercial address like no other.”

The key word is “branded”. The tower is being positioned on the strength of a name, not only on its specification sheet.

  3. “From New York to Sheikh Zayed Road.”

The name has not operated in Dubai before. Sheikh Zayed Road, the city’s main commercial corridor, will be its first address here.

  4. “Coming soon.”

There is no launch date yet. Until there is, prices, plans and the brand itself stay under wraps.

03 · Floors & office configurations

One floor, or one of eight offices on it

Of the tower’s 87 floors, 5 are dedicated to amenities and the rest of the stack holds the Grade-A offices and building services. Each office floor can be bought whole or split into as many as 8 offices. Use the switch to compare the two options on a simple diagram.

Available

The whole floor

One occupier, one floor. A full floor gives a business a self-contained workplace it can plan from scratch, with no neighbours on the same level. It suits headquarters, regional offices and firms that expect to grow into the space.

Up to 8 per floor

A suite of your own

Floors can be divided into as many as eight offices. That opens the tower to smaller teams, family offices and investors who would rather hold one or more individually leasable units than a single large one.

Sizes and specification

Net areas, ceiling heights, floor plates, fit-out level and parking allocation have not been published. They will set the price of every unit, so make sure you have the official floor plans before you compare options.

04 · Amenity floors

Five whole floors for the people who work here

Plenty of office buildings get by with a gym and a lobby café. This one sets aside five complete floors for amenities, out of 87. That is a deliberate choice: in a commercial building of this height, every floor not let as office space is a floor the developer has decided to spend on the tenant experience instead.

The amenity programme itself has not been announced, so we are not going to guess at it. What is on those floors, where they sit and who can use them are all TBC. When the line-up is published, these are the questions worth asking before you compare the tower with other Grade-A buildings on Sheikh Zayed Road:

  • Which of the five floors are shared by every occupier, and which are run by the brand or by third-party operators?
  • Where the amenity floors sit in the stack: grouped low, at mid-height or near the crown. This affects views, lift journeys and how often people will actually use them.
  • How the cost of running them is shared out in the annual service charge.
  • Whether visitors and clients can use any of them, for example for meetings, events or hospitality.
  • Opening hours and booking rules, since these decide whether a facility gets daily use or just looks good in the brochure.

05 · Location & connectivity

Sheikh Zayed Road, Downtown Dubai

Downtown Dubai is the district around Burj Khalifa and The Dubai Mall, and its Sheikh Zayed Road frontage is some of the most visible commercial land in the emirate. A 372-metre tower on this frontage will be hard to miss from the highway, and that matters to a brand that is selling an address as much as square footage.

The developer has shared a map pin for the site. The plot number, building address and access arrangements have not been published yet and remain TBC.

Sheikh Zayed Road (E11)
Dubai’s main highway and commercial spine. It runs parallel to the coast, connecting the city’s business districts with each other and continuing south-west towards Abu Dhabi.
Dubai Metro Red Line
The Red Line follows Sheikh Zayed Road for much of its length. The tower’s nearest station and walking time are TBC until the exact plot is published.
Neighbouring districts
Downtown Dubai borders both DIFC and Business Bay, so the banks, law firms, consultancies and the regional headquarters clustered there are close by.
Airports
Journey times to Dubai International (DXB) and Al Maktoum International (DWC) depend on the final address and are TBC.

06 · Buyer’s notes

Grade-A office space for sale in Downtown Dubai: what to weigh

You do not need a price list to work out whether this tower fits your plans. Start with why you are buying, then follow the usual off-plan steps once the launch pack is released.

If you will occupy the space

  • A Grade-A building generally means a high-specification, professionally managed office in a prime location. That is the tier most multinationals and regulated firms put on their shortlist.
  • Owning instead of renting fixes your occupancy cost and protects you from rent reviews in a busy office market.
  • Choose between a full floor and a smaller office based on headcount plans over the full construction period, not just today’s team.

If you are investing

  • Office floors that can be split into as many as eight units give you choices: hold one large floor for a single tenant, or several smaller offices that can each be let separately.
  • Brand, Sheikh Zayed Road frontage and the amenity floors are the features this tower will be marketed on. Check them against the service charge once it is published.
  • Yields depend on the price, which is TBC. Treat any return figure quoted before the official price list as speculation.

How buying an off-plan office in Dubai usually works

  1. Register interest

Join the list so the launch pack (price list, floor plans and payment plan) reaches you as soon as it is released.

  2. Review the launch pack

Compare unit sizes, floor levels and total cost, including fees and service charges, against your brief or target return.

  3. Reserve a unit

Off-plan launches in Dubai usually start with an expression of interest or a reservation deposit. The terms for this tower are TBC.

  4. Sign the SPA

The sale and purchase agreement sets out the unit, the price, the payment schedule and the completion terms. Have it reviewed by a lawyer.

  5. Register with the DLD

Off-plan sales are recorded with the Dubai Land Department through its interim register, known as Oqood. Registration fees are paid at this stage.

General guidance only, not legal or tax advice. Procedures and fees are set by the Dubai Land Department and can change.

What is Berkeley Tower Dubai?

Berkeley Tower is the working name this site uses for the new branded Grade-A commercial tower that Devmark has announced on Sheikh Zayed Road in Downtown Dubai. The teaser describes an 87-floor, 372-metre office building with five floors set aside for amenities, up to eight offices per floor and full floors available.

Is Berkeley Tower the official project name?

Not yet. The developer teaser speaks of a world-renowned commercial real estate legacy from New York arriving in Dubai for the first time, but the brand behind it has not been revealed. Until it is, the official name is TBC. This page is not connected with other Dubai developments that also use the Berkeley name.

Who is behind the project?

The announcement comes from Devmark. The New York commercial real estate name attached to the tower, and the roles of each party, will be confirmed at launch. Always check the registered developer and project details with the Dubai Land Department before you sign anything.

Where will the tower stand?

On Sheikh Zayed Road in Downtown Dubai. The developer has shared a map pin, linked in the location section of this page. The plot number, street address and nearest Metro station are TBC.

How tall is it and how many floors does it have?

The teaser gives 87 floors and a height of 372 metres. Five of those floors are dedicated to amenities, so the rest of the stack is available for offices and building services. The exact floor-by-floor split is TBC.

Can I buy a full floor?

Yes. Full floors are listed as available, which suits a company headquarters, a regional office or an investor who wants a single, larger asset. Floor plate sizes and full-floor prices are TBC.

What will the five amenity floors include?

The developer has confirmed five dedicated amenity floors but has not yet said what is on them or where they sit in the building. The amenity line-up is TBC; we will add it to this page once it is published.

What are the prices and the payment plan?

Both are TBC. No price per square foot, starting price or payment schedule has been released. Registering interest is the way to receive the official price list and payment plan when the developer issues them.

When does it launch and when will it be completed?

The teaser says only “coming soon”. The launch date, construction timeline and completion date are all TBC.

Can international buyers own office space in Downtown Dubai?

Downtown Dubai is one of the areas where foreign nationals and overseas companies can generally buy freehold property. Ownership terms for this specific tower will be set out in the sale and purchase agreement, so confirm them with the developer and your adviser before committing.

What costs should I budget for on top of the purchase price?

In Dubai, buyers typically pay 4% of the price to the Dubai Land Department on registration, along with administration charges, and VAT at 5% generally applies to commercial property. Annual service charges for this tower are TBC. Fees change, so get current figures from the DLD and a tax adviser.
